Office Planning Karrée St. Marx

Two office buildings along the emissionfull Schlachthausgasse build the frame for a protected inside space in the new city district "Karrée St. Marx", which urban planning was developed from Geiswinkler & Geiswinkler in 2003. The comb-like structure of the two buildings opens itself to the housing development and shields it at the same time from traffic noise. The generous ground floor offers a flexible divisible service zone, as well as a bar and a
restaurant. Moreover seminar and laboratory rooms are a potential future extension of the close positioned Campus Vienna Biocenter. The opened building structure with optimized load-bearing system allows high degree of flexibility in the rents: whether office or laboratory - size and extension of the units are free selectible and combinable. The neighbouring "Green wilderness" is engaged into the design of the public free areas as an identity-building element and it is thematically continued in the form of intensive roof-gardens.
